Proposed Sale of Frank James Hospital, East Cowes
Following public consultation, the Isle of Wight Healthcare NHS Trust is to sell Frank James Hospital. Patients will relocate to the refurbished Newcroft building at St Mary’s.

This decision has not been taken lightly, but due to current methods of healthcare and an emphasis on quality and cost effectiveness, the type of building needed for today’s patient care is different from that of the nineteenth century when Frank James was built.

Parties interested in this sale can submit proposals for the future use of the building. This will need to be accompanied by evidence of the purchaser’s ability to:-

  • Afford the initial purchase
  • Afford the running costs of the building and grounds
  • Maintain the use of the building
  • Confirm the future owner of the freehold

The history of this Grade 2 listed building and the sense of ownership afforded to East Cowes residents is very important to the Trust, as is the building’s heritage and architectural character. It will therefore endeavour to secure its future sustainability through the most appropriate sale.

Equally, the Trust is aware of its responsibilities under the NHS procedures to act in the best interest of patients and the net proceeds of the sale will be used directly to their benefit by providing high quality, modern accommodation at St. Mary’s.

It is believed that the building has potential for refurbishment or conversion to other uses, subject to planning approval. Extension or new development may also be possible although, in view of the building’s heritage, the planning authority is likely to encourage proposals that conserve the architectural character.

The site is being marketed through Strutt & Parker, Chartered Surveyors, from their Salisbury office in collaboration with the Newport office of Hose Rhodes Dickson.
